The multimillion-dollar project targets car enthusiasts and others. Garage units range from 1,300 to 1,700 square feet with mezzanine areas. A new condo garage development aimed at car enthusiasts and hobbyists is underway just outside Sugar Land, the latest in a growing number of similar developments in Greater Houston. Weekend Drive Garage, at 1149 Hagerson Road, will feature 53 garage spaces with mezzanine areas across 12 buildings on 5 acres, according to Sugar Land resident John McCarthy, who is developing the project. He expects to open the first buildings this summer and the rest by the end of the year. McCarthy, a partner at Florida-based lending company McCarthy Holdings LLC, said the idea for Weekend Drive Garage started as his family’s growing collection of cars outgrew his property. He contacted Garages of America, which offers a similar concept across Texas, to see if the company would build near Sugar Land. However, he found the closest garages to be in Katy. “So I decided to jump in as a developer, bought this land and spent 2023 and part of 2024 refining the concept and the layout and all the plans,” McCarthy said. He hired Houston-based civil engineering firm RG Miller | DCCM and broke ground on a detention pond and drainage late last year and on the buildings this past spring. McCarthy estimated the entire project, including the land purchase, is about $10 million. So far, seven garages have been reserved by local buyers, he said. Each unit is 26 feet wide and 35, 40 or 50 feet deep, ranging from 1,300 to 1,700 square feet, including the mezzanine areas. Pricing starts at just over $200 per square foot, with the larger units having a higher per-square-foot price. There will also be a condominium association fee to cover facility insurance, maintenance and landscaping, which could amount to about $1,500 a year. With car lifts, users will be able to fit up to 16 cars in the largest garages, McCarthy said. While most people may use the spaces to store and work on their cars, garage owners can use it as they see fit — just as long as it isn’t used for retail or other customer-heavy business. “A lot of people … get very creative in what they do to the insides of these things. That’s why it’s for sale rather than rent,” McCarthy said. “Most people that get these things, they want to own it for the obvious economic reason, but also from the personalization (aspect), and they don’t have to worry about the landlord complaining what they’re doing. It’s their space. As long as they don’t cut holes in the wall or the floor, they can do pretty much whatever they want inside.” One of the 1,300-square-foot spaces will serve as a 24-hour clubhouse with bathroom, televisions, kitchen and seating area. In recent years, several luxury garage condo developments have come to the Houston area, some with more emphasis on cars and others more on the flexible use as a “man cave” or “she shed.” Besides Garages of America, which has locations in The Woodlands, Katy and Cypress areas, Austin-based XSpace Group is developing projects at 7022 Old Katy Road, which is scheduled to open in 2026, and at 9275 Six Pines Drive in The Woodlands Town Center. In Spring Branch, at 4411 W. 12th St. near the 610 Loop, Toy Cave Luxury Garage Condos is slated to start construction this fall and open next year. It will offer 1,500 square-foot garages with mezzanine areas. “(People are) ready to spend money to (a) increase their garage space without having to move, and then (b) they can keep their daily drivers in the garage now and their fancy drive cars, if you will, in the garage,” McCarthy said about the trend. “And they have a place to go to where it’s more comfortable to work on their cars.” McCarthy said he is open to developing more garage condo projects in the future. additional articles July 1, 2025 RG Miller | DCCM Partners with McCarthy on Condo Garage Development Near Sugar Land, TX.
